Restrictions
Pipe Fence Meadows uses deed restrictions rather than a homeowners association. They exist to protect the character of the neighborhood and the value of what you build, without a board, monthly dues, or someone approving your paint color.
Status
The deed restrictions for Pipe Fence Meadows are being prepared and have not yet been recorded. The standards below reflect what the neighborhood will be built around. Once the restrictions are recorded, that document becomes the controlling one and governs in every case, so review it in full, and have your builder review them, before you finalize plans.
Summary
Homes must be at least 1,500 square feet.
Mobile and manufactured homes are not permitted.
At least 30% of the home's exterior siding must be traditional materials. Stone, brick, stucco, hardboard, and fiber cement all qualify.
The 30% is measured across the whole house rather than side by side, so you have latitude in how you distribute materials across elevations.
Shops and outbuildings are permitted, subject to the recorded restrictions.
Livestock are permitted, subject to the recorded restrictions.
